Job Description

GAIA Real Estate is a vertically integrated real estate investment firm based in New York City and Miami, Florida. Founded in 2009, GAIA has owned and operated 19k+ residential units and 87 properties, totaling over $3.8 billion in activity since inception. As a leading investor & operator of residential assets in New York, Florida, and across the United States, GAIA invests substantial partnership capital alongside its investors.

GAIA is currently acquiring institutional multifamily assets across the U.S., with a specific focus on Sunbelt MSAs. The Director will lead our investment and development initiatives. This individual will be responsible for sourcing, underwriting, and executing real estate acquisitions while managing the full acquisition and development cycle from due diligence to project completion. GAIA also invests in single family homes and land in Florida.

The ideal candidate will have a strong background in real estate acquisitions, finance, development, and asset management, with a proven track record of identifying and executing successful multifamily investments opportunities.

Job Responsibilities:

Acquisitions:

• Source and evaluate potential acquisition opportunities aligned with GAIA’s investment strategy.

• Conduct market research and financial analysis to assess feasibility, risks, and returns.

• Build and maintain relationships with brokers, property owners, investors and industry professionals to identify off-market opportunities.

• Oversee underwriting, financial modeling, and due diligence processes for potential investments.

• Prepare investment memorandums and present findings to senior leadership and investors. 

Development:

• Lead the planning and execution of development projects, including entitlement processes, design, and construction oversight.

• Manage project budgets, timelines, and stakeholder relationships to ensure successful completion.

• Coordinate with architects, contractors, engineers, and consultants to optimize project design and efficiency.

• Navigate zoning, permitting, and regulatory approvals to advance development projects.

• Identify and mitigate risks to ensure project feasibility and profitability.

Strategic & Financial Oversight:

• Develop and implement acquisition and development strategies to expand the GAIA’s portfolio.

• Monitor market trends, economic indicators, and regulatory changes to identify new opportunities.

• Support capital raising efforts, investor relations, and debt financing negotiations.

• Collaborate with the Asset Management team to ensure investment performance aligns with projections.

Qualifications:

• Bachelor’s degree in Real Estate, Finance, Business, or a related field (Master’s degree preferred).

• 7+ years of experience in real estate acquisitions, development, or investment management, with specific experience in multifamily, residential.

• Strong financial modeling, underwriting, and deal structuring skills.

• Proven track record of closing transactions and executing development projects.

• Deep understanding of real estate market dynamics, zoning laws, and development processes.

• Excellent interpersonal skills that allow for the development of positive, long-term business relationships.

• Excellent negotiation, communication, and leadership skills.

• Ability to work in a fast-paced, entrepreneurial environment with a high degree of autonomy.

This position may work on-site from our NYC or Miami, FL offices. Our salary range is $200k to $300k. Compensation will be based on experience. Bonus based on company and individual performance.
